Commercial Property EPCs & Energy savings

Commercial EPC

Commercial EPCs are a complex field requiring high levels of professional service, care, and quality. We have produced Commercial EPCs since their introduction in 2008 and few other firms can match our experience and expertise.
 The sale or transfer of all commercial property requires either a level 3, 4 or 5 Commercial EPC depending on its complexity. It is vital to ensure you receive the correct advice and engage suitably qualified persons to undertake the survey, otherwise it could mean that the EPC will be invalid and the property transferor liable to substantial fines. It may also result in the breakdown of a property transaction resulting in substantial losses, penalties and losses.

Air Conditioning Surveys

Between 2009 and 2011, the requirement for air conditioning inspections has been finalised so that all systems installed before 1st January 2008, where the effective rated output is more than 12kW, must now have been inspected and certificated.

For all systems first put into service on or after 1 January 2008, the first inspection must have taken place within five years of the date when it was first put into service

Note that level 3 & level 4 assessments may be required in either case. Levels 3 & 4 are determined by the system complexity, not the kW output. (for avoidance of doubt there are no levels 1 & 2).

Inspections must be a maximum of five years apart, and are required irrespective of the types of building ownership or changes of tenancy.

As well as commercial buildings, the regulations also apply to Public Buildings and domestic dwellings.

The statutory penalty for non-compliance is £300 per infraction. It is also likely that conveyancers will require a report to be provided prior to a property transfer being effected.

Lighting Efficiency

Lighting is often overlooked in many buildings and just taken for granted. A great deal of electrical energy is used to power lighting but this can be easily managed and reduced.
By carrying out a comprehensive assessment and producing a costed recommendations report, we can identify huge savings, often between 20-30% on all types of lighting. This is particularly the case in high lux requirements areas such as shops and offices.

Public Buildings DECs & Energy savings

The public sector can benefit substantially from improvements in energy efficiency, as well as our competitively priced DECS, Many of our Commercial energy services are also available for the public sector, and we welcome all enquiries.

Display Energy Certificates

Now in place for the third year, we have produced DECs (and the first years advisory report) since their onset. Every DEC we issue is produced only after a site visit unlike many other firms.

DECs will shortly also be mandatory for Commercial Buildings, although they can be commissioned and displayed on a voluntary basis at present, to assist with a business's energy management program, and to display their energy efficiency credentials as part of their marketing to customers.

Boiler Energy Managers

We are one of the few UK suppliers of the only Dynamic Boiler Management Unit that is certified by the BRE, and the only one that can produce auditable data to track energy management.
Our units achieve at least 15% - often up to 30% -  energy savings per unit per boiler, aiming to achieve payback on investment usually between 1-3 years. Further detail is on our information sheet below:

Valve Insulations

Surprisingly few large building boiler installations are properly insulated - a substantial amount of heat loss is from exposed valves. The common misconception is that valves are only a small part of an overall system. However, the quantity and thermal mass of valves in a heating system mean that as much as 10% can be lost from valves alone.

Prevent this heat loss by fitting our quality valve wrap insulation, constructed of tested robust materials which are suited for regular removal to permit valve usage and maintenance. 

Training

We can offer dedicated training sessions in energy awareness and efficiency skills to organisation management and staff to suit your needs. These can be delivered at your premises or at a choice of locations.

We will shortly be offering structured courses in the Diploma in Energy management DipEA(H) once the course and qualification have been approved by Asset Skills and the Department for Energy and Climate Change.

Many employers have also found our Environmentsal Awareness Courses to be invaluable in educating staff to help reduce costs, but also to help fulfill due dilligence precautions in for HSE requirements.
