When buying a home do you know what you need to look out for? It may have problems you will not be aware of, but which a qualified surveyor is trained and experienced to look for and report on.
All too often many house buyers just simply obtain a basic mortgage valuation report. The valuation is unlikely to identify defects with a property, and many buyers have faced significant expensive problems by not arranging for a home condition survey to be carried out.

Before you commit to a contract, mortgage or paying a considerable amount of money, make sure you have the Home Condition Survey to help you:
   * Make an informed decision on whether to go ahead with buying the property.
   * Decide what is a reasonable price to pay for the property.
   * Take account of any repairs or replacements the property needs, and
   * Consider if you need any further advice before exchanging contracts

 Easy to use ratings guide
The clear and easy to read report grades the elements of the property in simple condition ratings of 1, 2 or 3
The report focuses on matters that, in the surveyors opinion, need to be dealt with or may affect the value of the property.

The surveyor inspects the inside and outside of the main building and permanent outbuildings, but does not force or open up the fabric. The surveyor also inspects the parts of the electricity, gas/oil, water, heating and drainage services that can be seen, but does not test them.

This is not a full structural survey, but provides much more detailed information than a basic mortgage valuation - to give you peace of mind, or a cautious warning!

Specialist Survey - Structural

In some cases a specialist structural engineer's survey and report is required where a building has a significant major defect.

The requirement for these surveys usually arises after a surveyor has assessed a property during the course of a Home Condition or single survey, and he has identified a defect in need of further investigation. Examples include ground movement and large cracks in walls.

If you receive notification of a planning application for developments near you, you should seek expert advice on whether it may affect you, and if it does, to safeguard your interests and property.

Our trained surveyors are fully trained and authorised to survey domestic properties for Government Grant assisted home insulation improvements.

Fully supplied and installed cavity wall insulation is just £149, and Loft Insulation just £169 all inclusive for the majority of households - a small price to pay for large long term savings. Home owners or tenants on qualifying benefits can have the improvements carried out FOR FREE! This also applies to Landlords with rented properties occupied by qualifying tenants.

Expert Witness Service

As qualified Surveyors, we can provide expert evidence to courts or other tribunals where there are disputes over a property's condition or other similar matters. Common disputes arise over return of deposits after a tenancy, or claims for damages arising from someone's actions.
This may also include providing reports for insurance claims, audit purposes or verification of the existence of a building or part. 

Boundaries and Party Wall disputes

Sometimes there are disagreements over where someone's property begins and ends, or a neighbour has damaged a wall between your two buildings. It may also simply be an uncertainty about who is responsible for maintaining a fence, or if a garage or lean to can be erected resting against a neighbours wall.
Our expert surveyors can arbitrate between parties to reach an amicable solution based on the appropriate laws and deeds of the properties.
