Who needs an EPC?
Virtually all properties being offered for sale or rental require an EPC. This will also include all holiday cottages and apartments by June 2011.

Penalties for failing to arrange an EPC presently stand at £200 for each infraction, plus the cost of the EPC. If you are selling/renting out a domestic property in conjunction with a commercial property, e.g. a flat above a shop, then please contact us for specialist advice so that you do not pay any more than necessary. All domestic dwellings that are being offered for sale require an EPC before they can be marketed, whether by an estate agent, over the internet, or even if you are advertising the property yourself.
The certificate gives both yourself and the buyer useful advice on how to improve the energy efficiency of a building, laid out in clear guidance according to the value of savings achievable. The requirement for residential EPCs includes flats and barn conversions. Further information can be found on our downloads page. Properties Offered for rental
All domestic dwellings that are offered and marketed for rental, irrespective of the term of the rental period, require an EPC. These are presently valid for 10 years, and will suffice for that period irrespective of the number of changes of tenancy.

What does getting an EPC involve?
Upon receiving your instructions, we will arrange to visit your property, produce identification, and carry out our survey. The time varies depending on the size of the property, but averages around 3/4 hour.
During the survey, the assessor will: - Draw a sketch layout of the building, recording all dimensions of walls and room heights. - Assess the age and construction of the building and any extensions. - Record the methods of heating, including the boiler (if fitted) as well as any other methods of heating such as gas or electric heaters. - Observe the lighting and glazing - Record the insulation properties of the building as well as any improvements. - Note any other factors that influence the EPC rating During the survey, the assessor is required to take a number of photographs backing up the information that is recorded. This is for quality control and as a requirement of the national EPC accreditation scheme. The survey is non-invasive, that is to say the assessor will only view those building elements and areas that are readily accessible, and does not drill or cut into any walls, nor force open any hatches If you have made any improvements to the property that are not visible, for example, installed insulation in a loft space that cannot be accessed, or solid wall insulation, please provide the assessor with the contractors certificates, guarantees etc. What Is Not Surveyed / Tested: - Any inaccessible areas (that would require forcible entry) - Details of the services are recorded, but the services themselves are not tested. - Details of any boilers or electrical appliances are recorded, but the appliances themselves are not tested. All information is recorded as observed at the time of the survey, and any improvements made, or information brought to light after the survey has been completed, will not be recorded in the EPC. It is not permissible to change the surveyors site notes once the survey has been completed in any circumstances. IMPORTANT: AN EPC SURVEY DOES NOT PRODUCE GAS OR ELECTRICAL SAFETY CERTIFICATES.
